How we evaluate
What your master plan needs to pass
A pre-application guide to the six categories the certification pipeline checks. Knowing these up front means fewer rework cycles with your architect.
Main entrance & approach
Direction of the main door relative to the plot, and its alignment with the approach road. North, East, and North-East entrances are highly favourable; South-West is a critical defect.
Internal zoning of rooms
Placement of master bedroom, kitchen, pooja room, children’s rooms, and toilets in their auspicious zones. The pipeline checks every room against its expected directional placement.
Pancha Mahabhuta (5-element) zoning
Water in North-East, Fire in South-East, Earth in South-West, Air in North-West, Space at the centre. Each zone’s primary function should respect its ruling element.
Brahmasthan (centre) integrity
The centre of the home is the most sensitive zone. It should stay open and unobstructed — no toilet, no kitchen, no heavy load-bearing structure, and no staircase running through it.
Plot shape, open space & setbacks
Regular rectangular or square plots are preferred. The North and East sides should have more open setback than the South and West. Slope should fall towards the North-East where possible.
Critical-defect avoidance
A short list of placements is treated as a hard fail: toilet in the North-East, master bedroom in the South-East, kitchen in the centre, missing South-West corner. Plans with these issues need remediation before certification.
